I'm giving 2 stars instead of 1 because of a few positives: short-notice availability, comprehensive offerings (home inspection, sewer, and radon), and digital delivery format.Beyond that, I was left very unsatisfied with this inspection. Prior to the inspection, we notified Silas specifically that the home we were looking at had a fire disclosure and wanted him to take a look in that area. I understand full well that, as a general inspector, he is not an expert and not expected to have detailed knowledge in this, or any other area. That being said, he acknowledged the request and confirmed stating "I'll be sure to keep a sharp eye out for signs of previous fire damage during the injection[SIC] tomorrow". We had no idea if it was a small fire or something more severe.On the day of the inspection, he made no mention of the fire/smoke damage until asked then very mildly mentioned that he saw some of the smoke encapsulation paint that was previously disclosed. I went in the attic and not only saw smoke encapsulation paint throughout on basically all rafters, but also saw significant charring on some of the rafters. Not only did he fail to notice or mention this, he put NOTHING (not even pictures) in his report regarding fire damage or fire damage mitigation; even after being specifically asked. At a minimum, as an inspector I would have advised a prospective buyer to bring in a fire damage specialist in to look things over. From our separate investigation and research efforts, it turns out that the fire was MASSIVE and burnt up about 1/4 of the house while smoking out the rest. This was not just a small, shrug it off event.While on site and discussing the rest of the findings from the inspection, we felt as though most of our questions were shrugged off or dismissed. He often fell back on "not going to speculate" while offering no help in terms of direction or the types of things to take into consideration when each of the noted issues came up. With an inspector, our hope is that they've done this enough and seen enough to provide directional guidance around "what does this mean?" or "how should we be thinking about this?" when something is called out or noted. We felt largely brushed off.I would not recommend Silas for a home inspection.

We met Ian after he inspected the house. He went through all of the issues, and ranked them by severity. He was very thorough, and sent me a detailed report with pictures of what needed addressed and their severity. I would use Ian again and recommend him.
